Policy 15 -- Annexes and Outbuildings

 

Purpose:  To ensure that additions to existing dwellings are proportionate to the current structure and do not become units of accommodation separate from the main dwelling.

 

Where planning permission is required, proposals for:

  • Annexes should demonstrate both functional and physical dependency on the host dwelling.
  • Outbuildings should show that they are required for purposes that are incidental to the use of the host dwelling.
  • In both cases the new development must remain in the same ownership as the host dwelling and must share its existing access, parking and garden.
  • Conditions will be placed on consents for annexes and outbuildings preventing their use for holiday accommodation unless such use is an explicit part of the planning application.                                                        
  • Where permission is granted, consideration will be given to the control of further extensions by reduction or removal of permitted development rights
