Policy 16 --  Extensions

 

Purpose: To ensure that extensions to existing dwellings are not disproportionate in size to the current dwelling, and that the resultant dwelling does not have unacceptable effects on neighbours or the local character.

 

Where planning permission is required, proposals for extensions to existing properties will be considered against the following factors:

  • impact on neighbouring properties and their occupants as well as the amenity of any future occupiers of the extended property
  • impact on the local built and natural environment
  • overlooking, overbearing, overshadowing
  • potential for noise
  • light pollution
  • visual impact
  • the scale, height, massing, materials and layout of a development should respond sensitively and sympathetically to the local setting
  • impacts and acceptability of the spaces between buildings resulting from the extensions
  • high quality design and use of materials.
  • Extensions of more than 40% (TBD) of the size of the existing dwelling will be considered under the replacement dwelling policy
