Policy 14 -- Replacement Dwellings
Purpose: To maintain the existing stock of smaller units to promote affordability generally, to support the ability of older residents to downsize and remain in the community rather than being forced to move away where smaller, more manageable homes might be found and to ensure house footprints and massing do not overwhelm the plot size.
Proposals for replacement dwellings will normally only be permitted if:
- They do not result in a significant / inappropriate increase in floor area, such that it would affect the character of the immediate area, including the integrity of the National Landscape, views into or out of the village or the amenities of neighbours.
- The style – massing, scale design, materials, of the new house is appropriate for the locality
- The original house was not contributing to the character of the village
- Size restriction if old unit was a smaller dwelling (TBD).
